How the budget gets set

Two dials. One exact bill.

The tier sets the size of the pool we rank and the counties you own. The budget is yours. At onboarding we run a deep-dive on your county — how much strong-signal data is actually there, investor-sale velocity, what coverage costs — and recommend a minimum that the math supports. Then you set the number. We have clients spending $2,500 a month on mail and clients spending $50,000 — the budget fits the operator, not the other way around. Each week we mail your best-ranked contacts until the budget caps; contacts below the cut stay eligible and roll to next week. Your bill is the subscription plus that budget. Exact. It cannot go up unless you raise it.

On targeted lists at our scoring quality, the planning ratio is roughly 1 deal per 3,000 pieces mailed. That's the math we plan against, not a guarantee. Your county's signal density, buy-box width, and follow-up discipline all move the actual ratio — pick a volume you can sustain for at least 90 days, because that's when the cadence loops have compounded enough to read.
