This is the company we wished existed when we needed it.
Why this exists

The setup.Josh spent 10 years as a senior engineer at a corporate job before going full-time into real estate investing. In a few years he built a portfolio of 100+ debt-free rentals. Along the way he bought a lot of houses — and made a lot of mistakes. Mailing the wrong people. Paying for stale data. Hiring vendors who optimized for their invoice, not his deal flow. The mistakes weren't unusual. Most investors make them. The unusual part was how little the industry seemed to care.
The problem he kept running into.Every time Josh evaluated a new vendor, the math worked the same way. DIY tools wanted him to mail more. Mail houses made money on every piece, regardless of whether it generated a call. Premium services charged $1,500+ per month plus an onboarding fee — fee structures that made sense only if the vendor expected him to cancel. Coaches charged $8,000 for a community where 99% of members didn't make their money back. Nobody in the industry was structurally aligned with whether his deals actually closed.

What we believe
Three things that show up in everything we do.
Fresh data wins, and stale data is everywhere.Most "data" in this industry is licensed from First American by aggregators who add a logo and a markup. The lag varies by county — sometimes same-day, sometimes 60+ days. We pull pre-foreclosures, probates, tax delinquencies, and distress signals direct from your county courthouse. Daily on the records that move fast. Weekly on the rest. There's no clever shortcut to this. It's just labor done at scale, every week, in every county we serve.
The metric that matters is whether the homeowner sold.Response rates are gameable. Anyone can hit a 1.5% response rate by mailing the wrong people more often. The metric we measure ourselves on is whether the homeowner you mailed actually sold their property. That's the only outcome that matters. It's also the one nobody else publishes — because once you're measuring it honestly, you can't game it.
The vendor's incentives have to match the customer's.If your data company makes more money when you mail more, they will pitch you on more mail. If your mail house makes a margin on every piece, they'll find reasons you should send more pieces. We charge a published data fee and a 5¢ markup on each mail piece. Our revenue scales with how many counties we serve, not with how much each customer spends. That's why we cap counties — and why we're fine with you canceling if it stops working.

Built FirstPulse, the data platform GoForClose runs on. Nate's the reason daily courthouse pulls happen reliably across hundreds of counties without breaking. He doesn't write marketing copy and he doesn't take customer calls. He builds the infrastructure that makes the data fresh.

What we don't do
Things we get asked about that we don't offer.
- We're not a CRM. Use REsimpli, Podio, FreedomSoft, or whatever fits your operation. We integrate with most of them.
- We don't do cold calling for you. We provide a weekly cold call list for free with every paid plan. Execution is yours, or you hire a partner call center separately.
- We don't run masterminds, communities, or coaching programs. Those are real businesses, but not ours.
- We don't do email or SMS marketing. Direct mail is what we do. We're not trying to be everything.
- We don't lock you in. Month-to-month, cancel anytime. Some clients have been with us since 2019. They stayed because the data delivers, not because they couldn't leave.
